Guest Guidance and Terms and Conditions

Longmead House is a Victorian House with some of the original features and was built as a family home which has subsequently been converted to a bed and breakfast accommodations and is not a purpose built hotel. It is also our home and we live onsite so we can provide services to our guests but we would ask you to respect this during your stay.

Longmead House B&B cannot accommodate children, infants or anyone under 5 years of age.

We are unable to accept pets. However, we do have a dog of our own who does not access the guests’ areas.

We are unable to accommodate stag or hen parties.

Longmead House is a non smoking or vaping environment. It is not permitted in the house or gardens.

All prices include breakfast. Extra meals and services such as packed lunches, laundry and bar are charged seperately. 

We are licensed for the sale of alcohol in accordance with the Licensing Act 2003.

Arrival and Departure


You can check in between 4.00pm – 7.00pm. Please note that check-in outside of these hours is by prior arrangement only and cannot always be fulfilled.
Check ins after 10pm are subject to an additional £10.00 charge.

If you arrive before check in time we are more than happy for you to park your car in the car park (subject to availability) and explore the area before you check in.

Check outs
Rooms must be fully vacated by 10.30am on the day of departure.
Late check outs up to 12.00 can be arranged by mutual agreement but will be charged an additional £10.00. Checkouts after 12:00 will be charged a full nights fee at the current tariff

Bookings / Reservations
Your direct reservation is with Longmead House (We/Us) and represents a legally binding contract between both parties. For direct bookings we will require a deposit taken against a valid credit/ debit card to secure the booking.

A valid debit or credit card must be supplied to secure any booking made with us. We require a deposit of £70 per room. This will be deducted from the debit or credit card details given to us at the time of booking.
Online bookings are handled by the QBook system and you will be taken to the QBook site to facilitate the booking process. All online transactions are encrypted and secure.
We accept deposits by Visa Debit, Visa Credit, Mastercard or bank transfers. We are sorry but we cannot accept cheque deposits.
The balance is to be paid at Longmead House on departure.

Cancellation and No show Policy
A minimum of 7 days’ notice of cancellation or amendment of any reservation is required to avoid a cancellation charge as detailed below:

  • ·If the booking is cancelled more than 7 days  before the date of arrival, no fee will be charged and any deposit paid in advance will be returned.
  • · If the booking is cancelled between 1 and 7 days prior to arrival, we reserve the right to charge 50%  of the total price of the booking, or the deposit,  whichever  is the greater.
  • ·In the case of a  cancellation or modification within 24 hours of arrival or no  show, we reserve the right to charge 100%   of the total price of  the   reservation.
  • If required, cancellation charges will be taken on the day the booking is cancelled from the debit or credit card  supplied at the time of booking.

We strongly advise you to arrange holiday insurance to avoid this undesirable and unexpected cancellation.

No reduction can be made for temporary absence or departure earlier than booked or for any meals not taken.
Whilst we endeavour to allocate you the room you have selected on you booking, we reserve the right to change the room if necessary. Under these specific circumstances there will be no charge if the room is an upgrade.

Lost property / Keys

Lost keys are charged at £25 to enable us to get new keys cut and bespoke key fobs.
Guests are solely responsible for their belongings in all areas of Longmead House, gardens and car park. We will make every effort to contact you if we locate any items left behind and discuss arrangements for its return. You will be responsible for any postage and packaging charges incurred for returns of any items.


We have sufficient parking for one car for each room. All guests parking on our premises do so at their own risk. No non resident guests are allowed to use our car park.
Guests use the car park at their own risk we do not accept any responsibility or liability for any accidental damage, or loss to guests’ cars during their stay.


Please report any damage or breakages to us as soon as possible. We don’t normally charge for minor breakages, however any damage or staining to bed linen, carpets, furniture or soft furnishings may be liable to a cleaning and/or repair charge. If damage and/or breakages cost in excess of £80 to rectify we may send you an invoice for payment.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Additional information

We reserve the right to refuse admission on the grounds of the health and safety of other guests and staff.
COVID-19: We reserve the right to amend or suspend some services to ensure our guests stay safe and to comply with Government guidelines.
